The cheapest appliance repair is the one you never have to make. I spend a surprising amount of my time fixing problems that would have been completely preventable with an hour or two of annual maintenance. Here's a complete checklist organized by appliance. If you do everything on this list once a year, you'll extend the life of every major appliance in your home by 3 to 5 years and avoid the most common repair calls.
Block out a Saturday morning in January and work through it.
Refrigerator (30 minutes)
Quarterly or twice yearly:
- Clean the condenser coils. Unplug, pull the fridge out, vacuum the coils on the back or underneath with a brush attachment. Do this more often if you have pets.
- Check the door gasket. Close the door on a dollar bill at 6 points around each door. Any spot where it slides out freely means the gasket is leaking air.
- Verify temperatures with an actual thermometer: 37-40°F fridge, 0-5°F freezer.
Annually:
- Flush the defrost drain. Pour a mix of warm water and baking soda down the drain hole at the back of the fresh food compartment to clear any slime or food debris.
- Clean the interior thoroughly including under the crisper drawers.
- Replace the water filter (if your fridge has one).
- Check the ice maker water line for kinks or leaks.
- Level the fridge — a slightly tilted fridge stresses the compressor.
Dishwasher (15 minutes)
Monthly:
- Clean the filter at the bottom of the tub.
- Run a tub clean cycle with a dishwasher cleaner.
Annually:
- Remove and clean the spray arms. Check that each spray hole is clear.
- Wipe down the door gasket and the underside of the door.
- Check the drain hose under the sink for kinks or leaks.
- Verify the air gap on the counter (if you have one) is clean.
- Fill the rinse aid reservoir.
- Inspect the door latch and float switch for free movement.
Washing Machine (20 minutes)
Monthly:
- Clean the detergent drawer and dispenser.
- Wipe down the door gasket (front-loaders — check the folds for mold and debris).
- Leave door and drawer open between cycles to air-dry.
Quarterly:
- Run a clean-cycle with a washing machine cleaner like Affresh or Tide Washing Machine Cleaner.
- Clean the drain pump filter (front-loaders) at the bottom front access panel. Put a pan under it.
Annually:
- Pull the washer out and check the fill hoses for bulges, cracks, or rust at the fittings. Replace rubber hoses with braided stainless steel if you haven't already — rubber hoses are the number one cause of catastrophic laundry room floods.
- Check that the washer is level and the feet are firmly on the floor.
- Clean behind and under the washer.
Dryer (45 minutes — the most important item on the list)
Every load:
- Clean the lint screen.
Quarterly:
- Wash the lint screen in warm soapy water to remove fabric softener residue. Test by running water on the mesh — it should flow through freely.
- Wipe down the moisture sensor bars inside the drum with rubbing alcohol.
Annually:
- Clean the full exhaust vent. This is the single most important maintenance task in the entire house from a fire-safety standpoint. Unplug the dryer, disconnect the exhaust duct, run a vent brush through it from end to end, vacuum everything out, and inspect the exterior vent cover. If you have a long duct run or lots of bends, have it professionally cleaned.
- Vacuum inside the dryer cabinet (if you're comfortable removing the rear panel).
- Check the drum belt for cracks (listen for squealing during operation).
- Verify the drum turns freely when powered off — a gritty feeling indicates worn drum rollers.
Oven and Range (20 minutes)
Annually:
- Clean the oven interior (self-clean cycle or manual with baking soda).
- Check the door seal for damage or gaps. Replace if necessary.
- Test the temperature accuracy with an oven thermometer. Calibrate if it's off.
- Clean or replace the range hood filter.
- On gas models, inspect burner igniters for consistent clicking.
- Clean under the cooktop around the burners (lift the surface if your model allows).
- Check the range exhaust vent if your hood is ducted outside — it can clog with grease.
Microwave (10 minutes)
Annually:
- Clean the vent filter on the underside (over-the-range models). Many can be washed in the dishwasher.
- Clean the grease filter above the cooktop.
- Test the door latches — they should close firmly.
- Clean the interior with a bowl of water and lemon juice heated for 3 minutes, then wipe.
Garbage Disposal (5 minutes)
Monthly:
- Grind ice cubes and salt to clean the blades.
- Run lemon or orange peels to freshen.
Annually:
- Inspect the drain for leaks under the sink.
- Tighten the mounting if it's wobbling.
- Check the reset button on the bottom — if tripped, investigate what caused it.
Water Heater (30 minutes)
Not technically an appliance most repair companies handle, but critical:
Annually:
- Flush a few gallons from the drain valve to remove sediment.
- Test the temperature-pressure relief valve (lift the lever and verify water flows).
- Check for any leaks at fittings.
- Inspect the anode rod every 3 years (or replace if heavily corroded).
HVAC (varies)
Not an appliance per se, but while you're at it:
- Change the furnace/AC filter every 1 to 3 months.
- Have a professional HVAC tune-up once a year (spring for AC, fall for furnace).
Keep a Log
Write down the date each time you complete each task. It helps you stay on schedule and also gives you a history when something eventually does break — technicians love knowing the maintenance history.
